Buy a home

Buying a home, step by step

From your first question to the day you get the keys, I’ll guide you through each step so you can buy with confidence.

1. Start with a conversation

We’ll talk about what you want — neighborhoods, schools, commute, budget and timeline — and I’ll explain how the buying process works in Texas.

2. Get pre-approved

A lender reviews your finances and tells you how much you can borrow. A pre-approval makes your offer stronger. I’m happy to share lenders you can talk to — you choose who to work with.

3. Plan for costs beyond the down payment

Budget for the home inspection, the appraisal (often required by lenders), and closing costs. Ask your lender for a Loan Estimate so you know what to expect.

4. Tour homes and make an offer

I’ll set up showings, help you compare homes, and prepare a competitive offer using the Texas Real Estate Commission (TREC) promulgated contract forms.

5. Option period, inspection and appraisal

In Texas, buyers can negotiate an option period to inspect the home and decide whether to move forward. I’ll help you understand the results and your choices.

6. Closing day

You’ll sign at the title company, the loan funds, and you get the keys. Welcome home!
