3 costs first-time buyers forget to budget for

Desta Tsega, REALTOR® ·

Saving for a down payment is a big milestone — but it isn’t the only cash you’ll need to buy a home. Here are three costs that surprise many first-time buyers.

1. Home inspection

A professional inspection checks the home’s condition — roof, foundation, plumbing, electrical, HVAC and more. In Texas it usually happens during your option period, and you typically pay the inspector directly when the inspection is done.

2. Appraisal

Most lenders require an appraisal to confirm the home’s value supports the loan. The buyer often pays for it, sometimes upfront.

3. Closing costs

Closing costs include lender fees, title-related charges and prepaid items such as insurance and property taxes. They’re separate from your down payment.

How to plan

Ask your lender for a Loan Estimate — it lists your expected costs. Then let’s talk: I’ll walk you through the numbers and help you shop with confidence.

Amounts vary by home, lender and loan type. This article is general information, not financial or legal advice.
